This was a special project in that the land is actually less than 300sqm and a very awkward triangular shape. The cleared lot was off market and sent to us through our industry connections.

 

We validated the site was suitable for self assessable development of rooming accomodation (through private certification, no council, no delays, no fuss) we negotiated on behalf of our client. This is was the client's first rooming accomodation project.

This project is located in a sleepy outer suburb 20+ km from the CBD and would be the first rooming accomodation in the area. We convinced the client that it was a perfect site, that we would be able to achieve amazing yield upon completion.

 

Towards the last stage of construction COVID lockdown restrictions were enacted and we anticipated a longer than normal period until all rooms are tenanted. We were surprised.

Even with inspection restrictions we rented out the 5 rooms WITHIN A FEW WEEKS achieving HIGHER THAN EXPECTED rents ranging from $280 - $300 on 6 and 12 month terms. The 2 carport spaces were also rented for an additional $15 per week.

This is a great result and validated the demand for affordable, clean, self contained studios even in unprecedented circumstances. The client was so pleased with our no involvement turnkey process, they engaged us for a second project during the first project, it is now mid construction and the client cannot wait to start generating a second super charged cashcow from their investment.
